  • Single-family, modular, manufactured/mobile, or new construction homes in Marion, Citrus, Alachua, Sumter, or Lake County, FL.
  • Move-in ready and suitable for a traditional buyer — not distressed or investor/fix-and-flip properties.
  • Seller-side only; the 1% applies to the listing-side fee, with a $2,500 minimum per listing.
  • Not already under an active ASSR listing agreement when the promotion begins.
  • Builders and multi-property/community listings are welcome under a custom agreement.

Promotion period

August 21, 2026 through January 1, 2027. To celebrate our one-year anniversary, Anderson Smith Signature Realty LLC (ASSR) is offering a 1% listing-side professional fee to sellers who sign a new listing agreement with us during the promotion period.

What stays the same

This is a fee reduction, not a service reduction. Sellers who take advantage of this offer receive the exact same full-service experience as any ASSR listing client, including:

  • A home warranty covering both buyer and seller, provided by ASSR at no cost to the seller
  • Full professional marketing package (listing syndication, digital campaigns, social media promotion)
  • Open houses
  • Comparative market analysis and pricing strategy
  • Full transaction coordination and support through Anderson Smith Signature Realty's team

Eligibility

  • This offer is available exclusively to sellers who list their property directly with the Broker. It does not apply to listings taken by any other agent at the brokerage, and does not affect any agent's professional fee or compensation in any way.
  • Offer applies to new listing agreements signed directly with the Broker during the promotion period stated above.
  • Applies to single-family residential, modular, manufactured/mobile, and new construction homes located within ASSR's service area: Marion, Citrus, Alachua, Sumter, and Lake Counties, Florida.
  • Property must be in move-in ready condition suitable for a traditional buyer. This offer does not apply to distressed or investor/fix-and-flip properties. ASSR reserves the right to determine whether a property qualifies for the promotional rate.
  • This is a seller-side promotion only and does not apply to buyer representation or buyer's agent services.
  • The 1% rate applies to the listing side professional fee only, with a minimum professional fee of $2,500 per listing regardless of sale price. Compensation offered to a buyer's agent, if any, is separately negotiated between seller and ASSR and is not included in the 1% rate.
  • Sellers may use this offer on more than one property during the promotion period. For any property listed under this offer, the promotional rate applies until the property sells — even if the original listing agreement expires and a new listing agreement is needed to continue marketing the property. Offer may not be combined with any other ASSR discount, promotion, or referral incentive.
  • Not valid on properties already under an active listing agreement with ASSR at the time the promotion begins.
  • Builders and multi-property/community listings are welcome under this promotion; due to the volume and structure of builder listings, these may be documented under a custom agreement reflecting these same promotional terms rather than a standard single-property Listing Agreement.

Additional terms

  • All services remain subject to the terms of ASSR's standard Listing Agreement.
  • ASSR reserves the right to modify, extend, or discontinue this promotion at any time without notice.
  • This offer does not guarantee a sale, a specific sale price, or a specific timeline.
  • Final professional fee terms will be documented in the signed Listing Agreement between seller and ASSR.
